Subject: Complaint Regarding Ineffectiveness, Bias of RERA Authority, and Issues Related to RERA Certification
I would like to formally express my serious concern and dissatisfaction regarding the functioning of the Real Estate Regulatory Authority (RERA), particularly in relation to the difficulties faced by common homebuyers and real estate consultants.
In my experience and observation, the authority does not appear to provide effective support or timely relief to genuine grievances raised by buyers or consultants. Instead, the system seems to operate in a manner that largely benefits developers. Developers often remain unresponsive during disputes and only engage when it suits their commercial interests, leaving buyers and intermediaries without protection or resolution.
Further strengthening this concern, recent news dated 13 February highlighted that the Honourable Supreme Court of India also acknowledged issues relating to the functioning and effectiveness of the regulatory framework in protecting stakeholders.
Additionally, I would like to bring to attention the absence of a fixed and transparent schedule for conducting the RERA competency examinations. Due to irregular exam timelines, many real estate consultants are facing unnecessary delays in obtaining or renewing their RERA certification. This delay is being misused by certain developers as a reason to withhold or deny legitimate brokerage payments, causing financial hardship and professional uncertainty for consultants.
As a stakeholder in the real estate sector, I respectfully request:
1. Transparent and time-bound grievance redressal for buyers and consultants.
2. Equal accountability of developers under RERA regulations.
3. Stronger enforcement mechanisms to prevent delays, non-communication, and unfair practices.
4. A fixed, publicly notified schedule for RERA competency examinations and timely issuance/renewal of certifications.
5. Protection of legitimate brokerage rights of certified or certification-pending real estate consultants.
The purpose of this complaint is not merely to criticize, but to urge corrective action so that RERA truly serves its original objective—protection of homebuyers, transparency in real estate transactions, and fair treatment for all stakeholders.
I sincerely hope the concerned authorities will take this matter seriously and initiate necessary reforms to restore public trust in the regulatory system.
